Location questions
Where is your student accommodation located?
Both the Artful Dodger and Coldridge House student accommodation are situated in within the Red Cow Village area of Exeter (EX4 4AY). A community that encompasses Exeter St David’s mainline railway station linking Exeter with the rest of the UK. The community has a thriving student accommodation scene together with a mini-supermarket, hotels, pubs and cafés.
How close is The Artful Dodger and Coldridge House to Exeter University?
Both Artful Dodger and Coldridge House student accommodation facilities are within short strolls to Exeter University, Streatham Campus (8 mins) and Exeter College (10 mins).
Is your accommodation easy to find on arriving in Exeter?
Yes, Artful Dodger and Coldridge House are just a short stroll from Exeter St David’s mainline train station, so you can alight your train and be in your room in about 3 mins. This makes for easy commuting to and from Exeter. No taxi or bus required!
Alternatively, if arriving at the central bus station, a quick 7 minute bus journey, depending on the time of day, will bring you to Artful Dodger and Coldridge House student accommodation.
Where is Exeter in the UK?
Exeter city is just 65 miles southwest of Bristol, surrounded by the rolling hills of Devon, nestled between Dartmoor National Park and the Black-Down Hills, an area of Outstanding Natural Beauty. Exeter is also ideally located for easy access to the coast (Torquay 18 miles), the countryside, moorlands, and has easy access to all that Cornwall has to offer, with Truro just 74 miles away.
I will be arriving from overseas, where is the nearest international airport?
Both the Artful Dodger and Coldridge House have hosted students from all over the world during their studies at Exeter University. Our student accommodation is conveniently located for access to/from Exeter International airport, 37mins by bus or 20mins by taxi / car.
Are there sports facilities close to Artful Dodger and Coldridge House?
If you take sport seriously, Exeter University hosts some of the best sports facilities in UK universities and consistently finishes within the top 10 of the British Universities and Colleges Sports (BUCS) league.
The University hosts two fully equipped gyms, the main one, at Streatham Sports Park, is based at the Streatham Campus, a 5 mins stroll from our student accommodation.

Why should I choose your Student Accommodation instead of others?
We have a steadfast reputation for providing exceptional student accommodation for over 10 years. Our bedrooms are larger than many others available and the studio apartments are larger and provide better kitchen facilities than many other student accommodation providers.
The accommodation is deep cleaned annually and benefits from monthly communal cleaning during your tenancy.
The all-inclusive rent means your utility bills are covered, removing concerns about budgeting for them.
What facilities can I expect whilst living in an Artful Dodger cluster flat?
- A spacious, comfortable, and bright studio apartment with ensuite shower room, 4ft bed, wardrobe, desk, chair, sofa, TV point etc.
- A large kitchen area with floor units and appliances including hob, cooker, microwave, extractor fan, fridge, washer/dryer, and dishwasher.

Tenancy and rent questions
What does all-inclusive Rent mean?
In a nutshell, your weekly rental will cover all utility bills (electricity, water, gas, heating, and hi-speed Wi-Fi with full streaming facilities), ensuring you are able to live and study in a warm and comfortable living environment without fear of not being able to pay these bills.
How much is the all-inclusive rent for a room at Artful Dodger?
Individually: just £185 per person, per week ie £802/month.
Group share with friends: if sharing an apartment with friends, based on the above weekly rental, the monthly group rentals are:
5 – bedroom apartment – £4,010.00 per month
6 – bedroom apartment – £4,812.00 per month
How much is the all-inclusive rent for Coldridge House studio flat?
These lovely, comfortable studio apartments are more spacious and provide better than normal kitchen facilities, for which your single occupancy all-inclusive rent is just £210 per week (£916.36/month).
How long will my tenancy run?
Whether renting student accommodation in Artful Dodger or Coldridge House, your contract will run for 48-weeks from September 1st to July end. If you have opted for a part-term contract this will run for 23-weeks.
Why do I have to sign a contract to rent accommodation?
A signed contract secures your room reservation ensuring you have a room to occupy at the start of term.
You will need to complete and sign a short-term tenancy agreement / contract at the time of reserving your room and you will be required to pay a booking reservation fee to our booking agent. Access to the room will be dependent on a contract being in place, the payment of a reservation fee and receipt of a £450 security deposit returnable provided no damage, theft or loss of furniture and fixings has occurred during the tenancy.
Do I need a Guarantor to rent accommodation?
No. You do not need a guarantor to rent any of our student accommodation to keep our applications as easy and stress free as possible.
What’s Exeter like?
Is Exeter an expensive city in which to live?
Exeter has something for everyone whatever your budget. Exeter city, is a laid-back, thriving county town comprising a network of linked communities with a rich cultural scene, incorporating stunning architecture, theatres, museums, galleries, festivals, cafes, pubs, and an abundance of restaurants catering for all budgets. It has a flourishing shopping scene, with a good mix of independent shops intermixed among the bigger high street names. Head over to Cathedral Yard, Gandy Street, Fore Street and Castle Street for on-trend boutiques, or to Princess-hay for lots of high street names. Alternatively, chilling out in one of Exeter’s many green spaces or enjoying a riverside walk cost nothing.
How green is Exeter City?
Exeter city has many green spaces, including the River Exe Country Park and the Riverside Valley Park. A study published by the University of Sheffield, in November 2022, crowned Exeter the UK’s ‘greenest city centre’ beating Islington, Bristol, Bournemouth, and Cambridge. Glasgow was ranked the least green city centre, with Middlesbrough, Sheffield, Liverpool, and Leeds, within the bottom five.
According to this research Exeter city centre has more trees, vegetation, and accessible greenspaces than any other urban centre in Great Britain.
Exeter University is also known for its greenness with what are believed to be over 10,000 trees across the Exeter campuses. In fact, the greenness of the city and campus draws many students to study in Exeter.
Can Exeter provide me with a Cultural fix?
Absolutely. Head over to Exeter’s huge Gothic Cathedral that looms over a row of medieval terraced houses near the city’s ancient walls.
Admire the outstanding architecture of the 800-year-old Exeter Guildhall building where you can take a tour illustrating Exeter’s history over the past 800 years.
Discover the Exeter Priory, a former monastery.
Mooch around the Royal Albert Memorial Museum and Art Gallery (RAMM) in Queen Street.
Explore what is said to be the narrowest street in Britain, known as Parliament Street. Whilst there admire the The House That Moved – originally built in the late Middle Ages (between 1420 and 1460) which was relocated in 1961 to make way for a by-pass. Today it can be found at 24 West Street.
Visiting the fascinating Underground Passages will provide a peek into a period of Exeter’s past. The passages were built to house the lead pipes that brought clean drinking water from natural springs outside the medieval walls to the heart of the city.
Make your way to Exeter Quay. Exeter sits on the banks of the impressive river Exe. The historic Exeter Quay is a popular meeting place in a beautiful part of the city where you can stroll or cycle the foot path or hire a boat. It is a very popular place to eat and drink and socialise.
